At Grassroots, we believe pricing should be straightforward. You'll always know what you're paying, what's included, and what, if anything, falls outside the standard fee. No nickel-and-diming, no buried charges, no management fees on vacant units.
What's Included:
Rent Collection Online rent collection with automatic late fee enforcement. Direct deposit to your account monthly.
Owner & Tenant Portals through Appfolio. Online access for both you and your tenant. Rent payments, maintenance requests, statements, and documents all in one place.
Move-In & Move-Out Inspections: Documented photo inspections at move-in and move-out. Your paper trail for security deposit decisions.
Annual Rent Analysis We review your rent against current Des Moines market data at least annually and make a recommendation before each renewal.
No Vacancy Fee: If the unit isn't collecting rent, we aren't charging a management fee.

90-Day Proactive Leasing System We begin marketing and finding your next tenant before your current one moves out. By the time your unit is vacant, we already have qualified applicants in the pipeline and vendors pre-scheduled. We target turnovers in 14 days or less.
Tenant Screening Full credit check, background check, income verification (3x monthly rent minimum), rental history review, and employment verification. Every applicant is evaluated against documented, consistent criteria.
Lease Preparation & Execution Current, Iowa-specific lease agreements reviewed for compliance with Iowa landlord-tenant law. All required disclosures included.
Maintenance Management

Quarterly Preventive Maintenance Program: Opt-in for quarterly inspections and proactive maintenance coordination by season, designed to catch problems before they become expensive.
Maintenance Coordination 24/7 maintenance request intake. We coordinate all vendors, track work orders, and communicate with tenants so you don't have to. You approve anything over your stated threshold.
Monthly Owner Reporting Full monthly P&L, maintenance and repair summary, maintenance request fulfillment times, delinquency report, and vacancy status. Delivered every month without you having to ask.

What's Included:
Input Tenant Data into our system
Tenant coordination to set them all up on our online tenant portal
Enter each unit and fill out our Maintenance Tracking sheet. Inputting each appliance, mechanical, unit condition. Tracking age, serial number, and replacement date. This streamlines maintenance and allows us to create an accurate CAPEX Forecast for the property.
Once made, the maintenance tracking sheet is yours!
Additional Services
Eviction Coordination $250: If it becomes necessary, we coordinate the process and recommend legal counsel. Court filing fees and attorney costs are passed through at cost. Our screening process is designed to minimize this scenario.
Additional Revenue Split: All additional revenue is split normally, except for the following items.
Application Fee: 100%

Late Fee: 100%
Additional Site Visits $50: Visiting the property for reasons not covered already incurs an additional fee. This would be for extra requested inspections, collecting coins from laundry machines, etc.
